Yes! And No :( This is totally dependent upon the guest who is staying before or after you. 24 hours prior to your arrival we will know if we can extend you the early/late option. IF your property is available for an early checkin or late checkout, there is an additional charge up to half of the nightly rent. Please text our office at 251-543-1370 to see if you qualify 24 hours prior to arrival.

 Return your rental agreement within 24 hours so you do not risk losing your reservation.

**CANCELLATIONS, DATE CHANGES & PROPERTY CHANGES: Cancellations must be made 30 days prior to arrival for condos, 60 days prior to arrival for houses, and 90 days prior to arrival for winter monthly reservations. If a reservation is cancelled by the deadline given above, then a refund of the initial deposit will be made minus the cancellation fee of $300, and travel insurance (if purchased).

Cancellation of a reservation outside its cancellation period will receive a credit for the amount paid to apply towards a future reservation, within one year of your original dates, but will incur a change fee. This change must be made 72 hours prior to arrival. There is a change fee of $100 for condos and $250 for houses. Limit one change per reservation.

There are no refunds for early departures. 


TRAVEL INSURANCE:
We strongly encourage taking this travel protection insurance in that it covers a great deal of issues that may arise before and during your vacation.

The travel protection, if purchased, includes coverage for Trip Cancellation, Trip Interruption, Travel Delay, Baggage Delay, Accidental Death and Dismemberment, Emergency Assistance, being Diagnosed with an illness that renders you unable to travel and when a Mandatory Evacuation is ordered. Travel Protection cannot be added once your reservation is paid in full. If you would like more information about the travel insurance, please see: SUNTRIP INSURANCE POLICY. We are in the state of Alabama, and we offer product SPF 30. Please TEXT 251-543-1370 or email Info@SunsetProperties.com as soon as possible if you must make any changes to your reservation.


Besides paying more money for a vacation rental when you book on VRBO, Booking.com, Airbnb or another 3rd party channel, (YES, THEY CHARGE MORE MONEY!!) there are other reasons to book directly with a property manager, like Sunset Properties. Granted VRBO and AirBnB are some of the top vacation sites on the internet.  These sites are comprised of owners who rent their single property alongside the corporate gurus who built the behemoth listing sites. If you can find a phone number on those sites, please call and ask them questions about that property.  See if that particular person has walked thru the property and seen it firsthand.  Ask if they are even in the same city where the property is located!  They may not even be in the same country!  Then call or text us; whichever is convenient for you, at 251-543-1370 and ask us questions about our properties.  99.9999% chance you will be talking to someone that was just recently in the property or properties you are inquiring about.   All of our vacation specialists visit our condos and homes regularly.  During the summer they are physically in our properties once a week. We are LOCAL!!   We feel confident in saying, the individuals who answer the 3rd party booking sites have never been in the properties they advertise on their website.   

Let's talk about booking a property from a single owner.  This can be beneficial because they probably know their property inside and out.  The challenging part is when something happens to that property. For example, if there is a leak and you need to move to another house, a property manager has a portfolio of properties where they can relocate you. All properties have wireless internet, unless specified in the description. 

Please remember that you are on an island and internet service can sometimes be spotty. 

Yes, but we do have a limited number of dog friendly condos and houses. Refer to our website for a complete list of our pet friendly properties. Please know that most of the properties are located in Fort Morgan, where the beach is pet friendly. ALL PET FRIENDLY RESERVATIONS MUST BE MADE OVER THE PHONE DURING OFFICE HOURS, Mon-Fri 9am-4pm Central Time. Each association that allows dogs has different restrictions on size, quantity and breed. So, it is important that you call to verify that your dog(s) meet the requirements. There is a $120 plus tax non-refundable fee per dog. Cats are not allowed because of the U.S. Government protected beach mouse!

NO. Grilling on decks, porches, balconies and underneath houses is prohibited. Grills are provided in the common areas which you are welcome to use. 

Check-in time starts at 4pm. We try our best to have everything ready by 4pm; however, on a heavy check-in day it can be as late as 6pm. So, please be prepared to grab a bite to eat or dip your toes in the sand, if you arrive prior to your property being ready. 

Check-out time is 10am.

 

Normal business hours are from 9am to 5pm, Monday through Friday. Saturdays and Sundays vary. We do have an after hours service to answer phones outside of business hours, but if you have a non emergency we HIGHLY encourage you to text us at 251-543-1370 so that one of our personal employees can help you. Also, feel free to email info@sunsetproperties.com. 

When you stay with Sunset Properties there will also be emergency numbers listed in your app. 

 

To book a property with Sunset Properties you must pay 30% down and the remaining balance will be due 30 days prior to arrival. If you book within 30 days we will need full payment upon booking. Sunset Properties accepts Visa, MasterCard, and Discover. 

 

Sunset Properties provides a starter of: toilet paper in each bathroom, trash bag in the kitchen and bath and dishwasher soap. Your property will have a fully equipped kitchen so bring the food you would like to cook. (That is if you want to cook on vacation!) You will also have one towel and one wash cloth per person the condo or home sleeps. Meaning, for a property that sleeps six, you will have 6 washcloths and 6 towels. So, if you do not want to do laundry while you are on vacation, then we suggest bringing extra washcloths and towels. 

We also think you may want to bring beach towels, beach chairs/toys, extra toilet paper, paper towels, spices, toiletries, and everything else you will need for your day to day activities. 

 

When you rent a really cool property from Sunset Properties you will be close to all of the best things to do in the area. Whether you are staying in one of our vacation rentals in Fort Morgan, Orange Beach or Gulf Shores you will find that there is never a shortage of attractions and activities in which to participate. Besides the beautiful sandy beaches, the area of Gulf Shores also has some of the best fishing and boating opportunities. Enjoy a day charter fishing or on a dolphin cruise. Looking to plan a tee time while on vacation? Gulf Shores, Foley and Fort Morgan offer a range of beautiful golf courses that are close to our vacation rentals. There are also oodles of family activities in Gulf Shores and Orange Beach.  The Alabama Gulf Coast Zoo, Waterville USA, Adventure Island are just a few of the wonderful family-friendly Gulf Shores attractions. There are also plenty of shopping areas and restaurants.  If you are in Fort Morgan, you need to tour the historic Fort Morgan and see where the saying “Damn the torpedo's, full speed ahead” originated. While there you should visit the historic mansion that was named after Revolutionary War hero, Daniel Morgan, then hop on the ferry and sail across to Dauphin Island.

The vast majority of our properties are on the Alabama Gulf Coast: Fort Morgan, Gulf Shores and Orange Beach. We offer rentals, both condos and beach homes, on the gulf and bay side. The only exception is our ski condo in Park City, Utah. 

Fort Morgan recycling can be done at the Fort Morgan Fire Station, 12105 AL-180 Gulf Shores, AL 36542.

The city of Gulf Shores has a recycling center located at 160 W 36th Ave Gulf Shores, AL 36542.
