General Policies
PLEASE REVIEW THE TERMS AND CONDITIONS BEFORE MAKING YOUR RESERVATION.
DEPOSIT: For a rental, a deposit of 30% of rent or $200.00 (which ever is greater) is required. On some reservations the full amount will be due at time of booking. All reservations must have total balance paid 30 days prior to arrival. We accept Visa, Master Card or a Personal Check. This deposit will be applied to the total rent due. For a house rental, the deposit is based upon the size of the home. A refundable security deposit may also be required at time of booking.
CONFIRMATION: Upon receipt of your deposit, you will receive a confirmation via email, fax or postal mail. Because you are
responsible for the accuracy of your dates, please check your confirmation carefully and call us immediately if any corrections are necessary. Otherwise it will be assumed to be correct. Please bring your signed
confirmation to check-in.
ARRIVAL: Your total rent balance is due 30 DAYS PRIOR TO ARRIVAL.
The balance of your account will be billed to the credit card on file. If you would like to use another form of payment, we must know in advance. If final payment is in the form of a personal check,
payment must be received seven days prior to arrival. Check-in is in the lobby of the DUNES. Check-in time is from 3 p.m. until 5 p.m. Please call us for special arrangements for arrivals after 5 p.m.
**Because of our high standards for cleanliness, not all units will be ready for check in at 3:00 p.m. We ask for your understanding and suggest you have other plans available between 3:00 p.m. and 5:00 p.m.
Keep in mind that Pre-payment is required for a late check-in.
PLEASE BE ADVISED THAT WE WILL DO OUR BEST TO SEE YOU ARE IN THE UNIT YOU REQUESTED; HOWEVER WE RESERVE THE RIGHT TO CHANGE UNITS. SOME OF
OUR UNITS ARE FOR SALE. WE WILL DO OUR BEST TO AVOID AN INTRUSION UPON YOUR VACATION. HOWEVER, IF THE NEED ARRISES TO SHOW THE PROPERTY TO A PROSPECTIVE BUYER DURING YOUR STAY, AN APOINTMENT WILL BE
SCHEDULED WITH YOU IN ADVANCE. THIS PROPERTY IS PRIVATELY OWNED AND MANAGED AND WE RESERVE THE RIGHT TO REFUSE RENTAL OR TO DISCONTINUE OCCUPANCY IF IN OUR JUDGEMENT YOUR OCCUPANCY OF THE UNIT IS DETREMENTAL
TO THE PROPERTY OR COMPLEX. WE RESERVE THE RIGHT TO ENTER THE PREMISES AT ANY TIME FOR THE PURPOSE OF INSPECTION, REPAIR, MANAGEMENT OR SHOWING OF THE PROPERTY.
Every effort is made to maintain accommodations in good repair. All repairs will be handled as quickly as possible. However, no rent
refunds will be made for malfunctions.
Guest is responsible for any damages over and above normal wear and tear. If excessive cleaning is required after your stay, or there is
damage to the unit you will be billed accordingly.
Two sets of keys will be issued at check-in. If you become locked out of your unit during your stay a $35.00 re-entry fee will be
charged. Also, if a key is lost there will be a $30.00 replacement charge per key.
CHECK-OUT: Check-Out is at 10:00 a.m. If you check out after 10:00 a.m. you will be billed for an extra day. We must
have your cooperation to prepare the unit for the next guest's arrival.
Please also handle the following:
- A. All soiled sheets are removed from the beds and placed in the hallway. All soiled towels and washcloths are left in the hallway next to the
sheets. There is a charge per missing item.
- B. Please clean the coffee pot, wash and put away all dishes, pots and pans. Please do not leave dishes in dishwasher.
- C. The trash must be removed and placed in a proper outside container.
CANCELLATION: - If you must cancel or change dates please call us

Sunset Properties has partnered with CSA TRAVEL PROTECTION to provide you with optional important insurance coverage,
benefits and 24-hour emergency assistance to take care of you while traveling and protect your hard-earned investment. This optional coverage is just 6.5% of your total trip costs. At the time you make your
reservation, optional trip insurance may be included in the total cost. You may choose to opt out of this coverage if you wish. If you choose to opt out of the coverage WE WILL NOT BE ABLE TO REFUND ANY MONIES IF
YOU CANCEL. You may choose to add trip insurance to your reservation if you do so prior to your final payment, which is due 30 days prior to arrival.
Sunset Properties' cancellation policy does not
provide refunds for unforeseen developments such as illnesses, mandatory hurricane evacuations and similar events that can affect your trip. We strongly suggest that you purchase trip insurance which will

Sorry, no refunds for early departure. If you need to change units or alter dates (meaning
change weeks or months) there is an automatic $25 charge for any change made for condo stays. For reservations made in homes, there will be a $200 charge for alterations. If you have any questions

However, if you need to change units or alter your dates (meaning change weeks or months), there is an automatic $25 charge for any change made for condo stays. For reservations made in homes, there will be a

RENTAL UNIT CAPACITY The total number of persons allowed in the unit at any one time is restricted to the stated limit for each property. We
will make exceptions ONLY for infants. This statement is to be clear that House Parties are NOT allowed.
PET POLICY - Pets are not allowed in or on some of our vacation property premises. A pet or evidence of a pet found on the non pet friendly
premises will cause forfeiture of entire rent and deposit and immediate tenant eviction. The exception to this policy is for those renting the properties
which allow small dogs. You can call one of our reservationists to inquire as to the specific pet regulations and details (251-543-1370). Pet property reservations CANNOT be made online, however you may call to
reserve these properties. A nonrefundable fee of $120 will apply to all "Friendly Pet Property" reservations.

Note: A confirmation also constitutes your rental license agreement. And by sending in your deposit, you are entering into a binding legal contract that you must sign verifying that you are an adult, and that you are financially responsible for any damage made by any parties present during your tenancy dates. A reservation made under false pretense will result in eviction with loss of both your deposit and the total rent.
Sunset Properties L.L.C. will not be responsible for loss or theft of money or valuables of any kind.
**Prices, furnishings and tax are subject to change. All properties are privately owned. The décor and furnishing will differ based on
owner's personal taste. Sunset Properties, LLC reserves the right to change unit assignments if the need arises.
